PROPERTY TAXES
The Association Is Appealing, There
Is No Need To Act Individually! |
|
Every three years the
Cook County Office of the Assessor reevaluates the values assigned to
real property, which sets the base for property taxes. Block X is
assigned one value for the entire property, which is then divided for
each unit owner based on his/her percentage of ownership in the complex.
To oppose any increases and realize any potential savings, the
Association has again retained the Law Offices of Terrence Kennedy, Jr.
The firm is retained on contingent fee of 17.5% of the first year’s
savings. Each homeowner will be charged back for this service. This firm
represented Block X in 2003 and the assessed value of our property was
reduced by 4%, which amounted to an estimated per unit annual savings of
$100-$300 at a cost of $25-65 per unit owner.
This firm will file complaints with the Office of the Assessor or the
Board of Review, or both, submit appropriate evidence and attend any
hearings on behalf of all unit owners. Therefore, there is no need to
act individually.

Block X Moving, Leasing, and
Delivery Policies

|
If you are planning to
buy, sell or lease a Unit at Block X, or are expecting a major delivery,
please be aware that failing to comply with the relevant Rules &
Regulations may result in a $500 fine.
To help reduce stress
and expense, we've compiled an easy to use
checklist to guide you through the process.
So, well before a
sale, lease, move, or delivery, take a moment to review the checklist
and
contact the property management firm. |

Garbage Chute Guidelines
 |
|
Residents in Buildings
1 and 2 should familiarize themselves with the guidelines
regarding the proper use of the Garbage Chutes, by
clicking here.

Building 5 Garbage Disposal
 |
|
Residents of Building 5
are reminded that they are required to use proper Garbage Containers in
the alley, per the Block X Rules & Regulations, and the City of Chicago
alley ordinances.
Piles of garbage like
those illustrated in the foreground of this picture, will result in the
issuance of a violation letter, and fines from both the Association and
the City of Chicago Police, totaling hundreds of dollars.
If you need a new
garbage container,
contact the Property Manager.
New containers like the red one pictured can be purchased from Premiere, at a cost of
$100 charged to your Assessment Account.
To prevent theft of
containers and alley clutter, containers can only be left in the alley
the day of garbage collection (which is currently scheduled for Tuesdays
around 4-6 pm). To help the homeless and the environment, and minimize
mess, separate your aluminum cans.

Remember To Scoop The Poop
 |
|
Hey puppies, remember to remind your
owners to scoop your poop! We know you're smart enough to do it
yourself, if only you could. We can't imagine why your owner wouldn't
extend the courtesy to you and all of their neighbors.
Remember, pets are not allowed to
urinate or defecate anywhere on Block X grounds, including the
courtyard, decks, patios or yards. Dog droppings simply don't do
anything positive for property values, and the spread of disease can
harm your, and other dogs, as well.
If you see
anyone failing to pick up after their dog,
let us
know, and we'll issue a violation letter and an appropriate fine to
the dog's owner. |

Update Your Contact Information
|
|
Please take a moment to
fully update your
contact information. It's the only way the Property Manager and the
Board will be able to reach you in the event of an emergency, or to keep you up to date on Association
activities.
You have two
options:
The Rules &
Regulations require all Homeowners to provide this
information, or be subject to fines of $100 per month, as well as a
$1,500 fine should the Unit be involved in an emergency situation.

Satellite and Cable Installation
Guidelines
 |
|
Before having cable or
satellite installed in your unit, print out a copy of these guidelines
and share them with your provider. If the management company has to
remove or cut any unauthorized hookups, the unit owner will incur all
expenses.
For those Units with
Satellite/Cable already installed, please note, that Exterior cable
hookups on the Common Element wall or the roof that did not follow these
guidelines, are not permitted, and will be removed at the owners
expense. |

Improve The Neighborhood |
|
As much as we do to improve
things at Block X, there's plenty more that needs to be done to
improve the West Loop. Get involved. One way you can have an
impact is to dialogue directly with Alderman Walter Burnett Jr.
Once a week the Alderman makes it a point to meet residents at
his office one on one. Make an appointment, or contact him
directly. If you have an immediate issue that needs to be
attended to, you can also call 311 for assistance.
